ASU earns 3 AZRE RED Awards

Hayden Library

Arizona State University received three honors in March at AZRE Magazine’s 2021 Real Estate Development Awards, which recognizes Arizona’s top commercial real estate projects and companies.

ASU earned awards for Redevelopment Project of the Year with the Hayden Library Reinvention, Senior Living Project of the Year with Mirabella at ASU, and Best Office Project of more than 150,000 square feet with the 777 Tower at Novus Innovation Corridor.

The Hayden Library Reinvention modifies the Tempe campus building into a 21st-century discovery, innovation and learning hub. The creation of new entrances enhances campus connectivity by engaging the newly activated ground floor with campus malls.

With the inclusion of updated technologies, the Hayden Library Reinvention provides classroom, collaboration and study space to promote student success. The modifications include an increase in the LEED Platinum building’s square footage, main level expansion and total renovation of all five tower levels. ASU collaborated with Holder Construction Company and Ayers Saint Gross on the $90-million project.

Mirabella at ASU is a unique retirement community that energizes residents with lifelong learning opportunities. The new building at the southeast corner of University Drive and Mill Avenue in Tempe stands 20 stories tall and over 600,000 square feet. The new community features 246 independent-living apartments and 52 health care units. There is also an indoor pool, wellness center, physical therapy gym, theater and much more.

Mirabella also features Herberger Institute for Design and the Arts programs on the first floor with a critique space, new classroom and 2,000-square-foot gallery. The $252-million complex was developed by private, nonprofit developers University Realty and Pacific Retirement Services on land owned by ASU. McCarthy Building Companies and Ankrom Moisan aided in construction.

The 777 Tower, located at Rural Road and University Drive in Tempe, is a multi-tenant office building in the Novus Innovation Corridor. This property enhances the experiences of the ASU community through its high-quality, sustainable approach. The sustainable features of the nearly 170,000-square-foot building include reduced power, water and operating costs with increased occupant comfort. The office building is the new home to several HIDA programs and ASU departments as well. Ryan Companies and DAVIS developed the tower.
