Building Maintenance
The Building Maintenance Program provides continuous, timely and efficient service with a minimum effort on the part of the customer. One General Maintenance Mechanic (GMM) is assigned to one of eleven (15) designated zones, each zone consisting of several buildings.
We maintain campus presence from 8:00 AM to 4:30 PM Monday through Friday.

TEMPE CAMPUS
The Building Technicians' main responsibilities are to respond and complete minor maintenance calls for ASU at the Tempe campus. Currently, the building techs are the first point of contact in response to a service call. Their responsibility is to respond, evaluate and make recommendations. The BT completes the call if it is within their scope. If the service call is outside the BT's scope, the service call is redirected to the appropriate shop.

The Building Services Team in Facilities Management Department is responsible for the upkeep of real property, structural systems, mechanical systems, electrical systems, and energy management systems in more than 736,951 square feet of University buildings. All Work is requested through the Maintenance Scheduler's Office. While in the field the Building Services staff also utilizes a short work order form, always in their possession, so they can immediately respond to customer needs. These short work order forms are then processed into a formal and completed work order by the Maintenance Scheduler. Building Services is managed by the Shop Manager.
Building Services activities are divided into four functional teams: general maintenance, trades, energy management, and custodial. The general maintenance provides Locksmith Services, plumbing, general maintenance, furniture installation and moving, in-house construction, maintenance scheduling, project coordination and other services. The trades provide service to heating, cooling, refrigeration and electrical problems. Energy management staff functions with the trades area and Central Plant Services. Custodial services to all of the campus buildings is provided through in house staff and contracted custodial services.

Examples of Work
Listed below are maintenance tasks that are typically performed by the maintenance and custodial units. This list is not all inclusive; additional services are provided throughout the navigation links in the left margin. Click on each unit name for more information:
Requests for services or information regarding purchase of furniture, status of deliveries, scheduled installation or advice regarding special needs for cabinets, shelving and non-standard furniture should be directed to Facilities Coordinator. Requests for major furniture reconfigurations involving multiple stations and power and telephone/data connections should be directed to the Shop Manager.
The General Maintenance team is coordinated by the Shop Manager. General maintenance responsibilities include, but are not limited to, plumbing, carpentry, cabinet making, key services, moving services, furniture installation, masonry, painting, welding, sheet metal, elevator services, pool services, and for maintaining the buildings in a "serviceable" condition for the expected life of the structure. General maintenance also provides project and construction coordination for both contracted and in-house projects. Obtain Services
The Trades team staff includes both Electrical and Refrigeration Journeymen. This team works in a close team environment with the energy management, general maintenance, central plant, and the planning and development staff members. The Trades team works directly with the Shop Manager.
Custodial Services provides the campus community with a clean and healthy working and learning environment. Custodial Services are coordinated by the Facilities Coordinator, The Custodial team is responsible for the upkeep and cleanliness of all campus buildings and is the University's Contact Representative for all contracted custodial services in the Fletcher Library, CLCC and Sands Classroom Building.
